Land Clearing, Mulching and Dirt Work in Orlando

Inside Orlando's city limits, only about a third of homes are single-family detached houses, by Census estimates. The acreage is out east, along SR 50 and SR 520 near Bithlo, Christmas and Wedgefield. Much of that land is pine and saw palmetto flatwoods, on flat sand that holds water in the rainy season. Before a house or a barn goes up, that growth has to come out.

BW Clearing is based in Melbourne, and Orlando is part of our service area. Wedgefield, Bithlo and Christmas sit about 52 to 56 road miles from Melbourne, closer than downtown Orlando at about 72. We bring the same land clearing we do around Melbourne to house lots and acreage here. Call or text (904) 719-0443 for a free quote in writing.

Rural lots in Bithlo, Christmas and Wedgefield

Christmas is the most rural of the three. The 2020 Census counted about 2,400 people there, spread across some 45 square miles. Fort Christmas Historical Park holds a replica of Fort Christmas, built in 1837 during the Second Seminole War.

Homes out here are a mix. Census estimates put mobile homes at about 36 percent of homes in Bithlo and 45 percent in Christmas. Wedgefield is nearly all single-family houses, and about two thirds of them were built in 2000 or later.

A manufactured home or a new house needs a cleared, level pad and a way in. Our site preparation starts with a plan for what stays and what goes. Then we clear and level the pad and build a dirt or gravel drive to it.

Wet flatwoods sand and the Econlockhatchee River

Smyrna fine sand covers more ground than any other soil in Orange County's USDA soil survey. It is a nearly level flatwoods sand, with longleaf and slash pine over saw palmetto as its natural cover. In most years, its water table sits within 18 inches of the surface for one to four months. The National Weather Service puts Orlando's typical wet season from about May 24 to October 15.

USDA soil maps show Smyrna sand at the center of Wedgefield and Malabar fine sand at Christmas. Both are poorly drained. In depressions, water can stand above the surface for six to nine months in most years. Forestry mulching grinds palmetto and small trees where they stand and leaves the sand covered.

The Econlockhatchee River runs through east Orange County, and the county code protects it. Its protection zone reaches at least 1,100 feet from the main channel's edge and 550 feet from major tributaries. Tree removal and fill permits inside the river basin come under these rules too. Clearing in or right beside any wetland can also need a permit from the county's Environmental Protection Division.

Do you need a permit to clear land around Orlando?

It depends on which side of the city line your lot sits. Inside Orlando's city limits, a tree 10 inches or more in trunk diameter, measured 4.5 feet up, is protected. Removing one takes a city tree removal permit unless a state exemption applies. The city says an arborist inspects the tree within three business days.

Bithlo, Christmas and Wedgefield are unincorporated, so the Orange County tree code applies there. It regulates listed tree species 8 inches or more in diameter, with permits from the county Zoning Division. Exceptions include trees under 8 inches and a home lot of 2 acres or less that is lived in. Live oaks 24 inches and up get extra protection as specimen trees.

Cutting palmetto and underbrush with mowing equipment is another exception, if regulated trees stay unharmed. None of the exceptions cover a tree in a designated conservation area. We walk you through which permits apply, and the county has the final word on your parcel.

Pond digging and fill in unincorporated Orange County

Digging a pond or bringing in fill falls under the county's Excavation and Fill Ordinance. The county commission approves those permits, and applications start at the Public Works Division.

A farm pond can be exempt on land zoned for agriculture. It has to sit wholly on one owner's land, with no conservation area on the property. The dirt stays on site, and the pond cannot change drainage off the property.

Our excavating and pond digging is above-ground dirt work, such as shaping a pond or leveling a pad. Before any digging, Florida law requires a Sunshine 811 notice at least two full business days ahead.

Orlando FAQ

Questions We Hear Around Orlando

A few of the questions we hear most around Orlando. If yours is not here, call or text and ask.

Call (904) 719-0443

Do you take land clearing jobs in Orlando?
Yes. Orlando is part of our service area, and the rural east side of Orange County is closest to us. For a lot anywhere in the county, call or text (904) 719-0443 with the location. We will tell you if it fits our schedule and set a time to look at it.
What does land clearing cost on an east Orange County lot?
Price depends on how thick the palmetto and pine are and how many trees come out with roots. Mulching in place and hauling debris off are priced differently, and wet ground adds time. A county tree removal application can also call for a tree survey by a professional surveyor. We look at the lot and put a free quote in writing.
Can I clear my Orange County lot now and build later?
Plan the clearing close to your build date. A site cleared under a county tree removal permit must not sit undeveloped more than 90 days before construction starts. Ask the Zoning Division how that applies to your permit. Keeping a lot cut down with bush hogging is a separate job, and we do that too.
What if there are gopher tortoise burrows on my lot?
Gopher tortoises are listed as threatened in Florida. The state wildlife agency, FWC, requires a relocation permit before work within 25 feet of a burrow. Look over sandy, higher ground before clearing starts, and tell us about any burrows when you call.
Can you clear a pad for a barn or a manufactured home in Christmas?
Yes. We clear and level the pad and build a dirt or gravel driveway to it. We also put up pole barns, such as a shop or an equipment barn, on the cleared pad. Call or text (904) 719-0443 to talk through your lot.
