Land Clearing, Mulching and Dirt Work in Daytona Beach

Daytona Beach is growing west of I-95, along LPGA Boulevard and Tomoka Farms Road. Much of that land sits on flatwoods sand that drains poorly, with pockets of muck. Before a house or a driveway goes in, the lot has to be cleared and leveled. Wet ground and the city's tree and wildfire rules shape that work.

BW Clearing is based in Melbourne. Daytona Beach is part of our service area, at its north edge, about 90 road miles up I-95. For homes, barns, shops and new builds, our land clearing service takes trees and stumps out roots and all. Call or text (904) 719-0443 for a free quote in writing.

New Homes West of I-95, Older Lots Near the Halifax River

Daytona Beach counted 72,647 people at the 2020 Census. The Census Bureau's July 2025 estimate is 88,471, up about 22 percent. That year the city issued permits for 529 new single-family homes, by the Bureau's permit survey.

Much of the newest housing is west of I-95. Census estimates put about 7 in 10 homes around LPGA Boulevard and Tomoka Farms Road at 2010 or newer. A raw lot headed for a new house starts with site preparation, a plan for what stays and what goes.

East of I-95, toward the Halifax River, the housing is older. Across the city, the median home was built in 1981, and more than a quarter date from before 1970. A lot there falls under the same city tree rules as new acreage out west.

What Is the Ground Like Under a Daytona Beach Lot?

USDA soil maps show Pomona fine sand under more of the city than any other soil. It is poorly drained, with water within a foot of the surface about three months in most years. Its native cover is slash and longleaf pine over saw palmetto.

Low spots west of I-95 hold Samsula muck, which stays wet except in long dry spells. The USDA's reference site for that soil is about 2.5 miles northwest of the I-95 and US 92 interchange. Daytona sand, a better-drained soil, sits on low ridges and knolls. Land around LPGA Boulevard drains to the Tomoka River, by the state's basin maps.

FEMA's flood maps put much of the land west of I-95 in high-risk flood zones. The city code sets a new home's floor at least 12 inches above the crown of the road out front. The city's engineering division can approve other heights. On a low lot, we spread fill and rough grade the pad as excavating and dirt work.

Daytona Beach Tree Rules and the Wildfire Zone

Inside city limits, the Land Development Code requires a Tree Removal Permit before land disturbing work. A building permit or an approved site plan can cover that work instead. For a new building, Permits and Licensing asks for a tree permit form with two site plans.

Healthy trees 12 inches or more across, measured 4 feet up, are specimen trees, except pines and nuisance trees. A development keeps a share of its specimen trees, based on how many stand per acre. Healthy live oaks and bald cypress 36 inches or more across stay unless the City Commission approves removal. Kept trees get a sturdy fence, and city staff inspect it before land disturbing work starts.

West of I-95, the Fire Chief rates the wildfire hazard when new building sits beside heavy woods. A Wildfire Protection Zone can call for a cleared path wide enough for fire trucks, generally at least 14 feet. About 7 miles west, the 1998 wildfires burned about 15,000 acres of Tiger Bay State Forest. Where a firewise maintenance plan applies, bush hogging with the skid steer mower cuts palmetto and brush back down.

Land Clearing Outside City Limits in Volusia County

On unincorporated land outside the city, Volusia County's tree code applies. It counts a woody plant with a trunk 6 inches or more across, measured 4.5 feet up, as a tree. Taking one out needs a tree removal permit from the county forester, through Environmental Permitting.

The code exempts some land, such as an owner-occupied home lot in single-family zoning and land in agricultural use. Nuisance trees on the county's list, such as melaleuca and camphor tree, are exempt too. A home lot's tree permit calls for a tree survey, and the permit is posted on the job site.

The state wildlife agency, FWC, requires a permit before work within 25 feet of a gopher tortoise burrow. Work in a wetland can need a state permit. All of Volusia County is in the St. Johns River Water Management District. Before digging or stump pulling, Florida law calls for a Sunshine 811 notice at least 2 full business days ahead.

Daytona Beach FAQ

Questions We Hear Around Daytona Beach

A few of the questions we hear most around Daytona Beach. If yours is not here, call or text and ask.

Call (904) 719-0443

Do you take land clearing jobs in Daytona Beach?
Yes. We take lots and acreage inside city limits and in unincorporated Volusia County near the city. Daytona Beach sits at the north edge of our service area, so tell us where the lot is. Call or text (904) 719-0443, and we set a time to look at it.
What does land clearing cost on a Daytona Beach lot?
The price follows the size of the lot and how thick the growth is. Muck and wet ground add time, and hauling debris off prices differently from mulching it in place. A city tree inventory or a county tree survey is separate from our quote. We look at the lot and put a free quote in writing.
Do I need a permit to clear Brazilian pepper in Daytona Beach?
The city code lists Brazilian pepper and Australian pine as nuisance trees, and removing them needs no Tree Removal Permit. Near a wetland, ask the city first, since altering a wetland or its buffer takes a Wetlands Alteration Permit. Volusia County exempts its listed nuisance trees too. For Brazilian pepper removal, the tree puller lifts out the roots it can reach.
Can I clear my lot before I have a building permit?
Inside city limits, a Tree Removal Permit can cover clearing ahead of a site plan. In unincorporated Volusia County, a tree clearing permit can come before the building permit application. It stays valid for one year unless a building permit application extends it. If none follows, the county requires replacement of protected trees.
Can you clear a Daytona Beach lot in the rainy season?
It depends on the ground. By NOAA's normals, Daytona Beach gets about 51 inches of rain a year, over half of it June through September. The National Weather Service puts the wet season's usual start in late May and the dry season's near mid-October. Muck and low flatwoods can stay soft all summer, so we look at the lot first and time the work.
